is the lowest cost electric we have ever had. Bills range from $65 to 120 per month for us who are parttimers.
The manufactured home is a spacious 1568 sq feet. It is a 2002 with a
covered front porch and a large back deck with a wide stair way out toward the lakeover and a smaller side stairway towards
the drive. We have landscaped and put down sod last year. The inside space is mostly open living area of livingroom,
dining room and kitchen. The washer and dryer are at the back door. All the appliances are new, or like new condition.
The carpet is fine, I have rugs down cause I like to break up the color. The master bath is big with a double sink, walk-in
shower, big soaking tub and walk-in closet. Everything is clean and in great shape. It is easy to keep clean which is one
thing I like about it.
ABOUT THE AREA
The home is in a small area of mostly cottages and mobile homes on two sides of the lake with four
small roads. Most of the homes are weekend retreats, a few have full time retirees. The neighborhood is very quiet. There
are woods to the left of our place and to the right, the land is cleared and grassey. The only place we occasionaly see our
neighbors is out the front windows, across the road. The lake view is wonderful, especially beautiful in the morning. You
can see it from the kitchen, a triple set of windows in the livingroom and from one of the two smaller bedrooms.
The community is in the rolling hillsides of the Altamaha
River Valley. It is a beautiful country setting with lots of pine and hickory trees. There is another bigger lake to
our West and several tiny lakes adjacent to ours. We sit on a hillside overlooking the lake. There aren't any neighbors
on the lots to our left or right. The land is high and dry, the breeze off the lake is great. We are close enought to the
Atlantic coast we get afternoon rains. We haven't had drought like our neighbors north and west of us. Nor has the
lake ever shown signs of drying up.
We are very close to the Altamaha
River. When you get tired of fishing in Cherokee lake you can go 4 miles up the road to a brand new boat launch on the
Altamaha. That river is very big and the fishing is the best in the state for Black mouth bass. There is also huge tracts
of land in the area for hunting. There are several big hunting clubs around. Deer are everywhere. We have
beaver and big turtles, River Eagles, Piliated Woodpeckers and Owls, not to mention all the smaller critters.
NEAR BY CITIES
Jesup is our closest city, about 10 miles away. It is a really nice place with everything
you need from groceries to hardware. There are furniture stores, fitness center, gift shops, antique shops, medical facilities
and restaurants. They have all the big city services like a Hospital, Hotels, Wal-Marts, Chain restaurants like
Fridays, Applebees, etc., There are also several local buffets, sewing shops, plant nurseries and vegtable stands. People
are friendly and helpful.
Hinesville is north of Jesup and
a bigger city. It is also home to Fort Stewart with a base hospital and commissary. It is a very pretty, bustling city.
Brunswick is east on the coast, about 30 minutes from Jesup, and has
a great public beach on Jeckyl Island that we like to go to. It is easy to get there and a great place to see the Ocean. It
is however a very big, busy city with lots of traffic and people if you go to the business area.
HOMEOWNERS CORPORATION
We do not have a Home Owners Associataion, we have a Homeowners Corporation.
Everyone who owns property is automaticly a member of the corporation. The maintenance dues are $20 a year.
The Home Owners Corporation owns two big wells and pumps for the community
and they keep up the water checks and clorinate the water. You can sink your own well if you want to, but the community water
tastes fine and the water pressure is great. The water bill is $20 a month.
The corporation (you, as a property owner) owns the lake and alley ways where the water lines run. On the northwest
side of the lake there is a small private boat launch for community land owners. The lake is considered private and not open
to the general public. There are rules about the lake, no speed boats, no docks going out into the water over 20 feet, no
shooting guns in the community. We have the corporation by-laws for anyone who is interested in looking at them. We are happy
with the by-laws, they are not terribly restrictive, but they keep people from having farm animals, commercial business, junk
cars, etc.

We have partnered with Century 21's clickit so
the property is on the MLS of Georgia. Century 21 has proveded us with standard sales contracts and disclosure statements
so we have everything we need to make a safe, legal transaction. We use a very well known attorney to hold the
deposit money and get everything properly recorded.
Please, no more investors! We appreciate that investors want lake properties,
but we will not be low-balled under what we owe for the place. We want $120,000. If you can not afford this please look elsewhere.
We have had people sign and go back on contracts because they couldn't afford the property. It is a waste of time for
